Dover Heights - Parking Resurfacing

Dover Heights - Parking Resurfacing demolition project by Elite Demolition Sydney

Description

Elite Demolition and Excavation resurfaced a tight apartment car park in Dover Heights, Eastern Suburbs Sydney. The old pavement was cracked and patched. The crew swept and prepped the base, then laid hot mix asphalt with a skid steer feeding the box. Edges and bays were hand-spread against sandstone walls and a narrow driveway, so the neighbours were not waiting on a full road closure.

A hot mix asphalt resurface starts before the truck arrives. The existing pavement is checked for soft spots, failed patches, and where the water runs, so the new surface still drains to the pits. The work area is closed off with barriers and signs, so residents, cars, and people on foot stay clear of the plant while the crew works.

Preparation is what makes an asphalt overlay last. Loose stones, dust, and silt are swept off the old car park, and any soft or broken base is dug out and rebuilt with compacted road base. A tack coat, a thin sprayed bitumen emulsion, goes down on the clean surface so the new layer bonds to the old one and does not lift or peel at the edges.

The hot mix comes from the plant in a covered tipper, usually between 140 and 160 degrees, and has to be laid while it is still workable. On open roads a paver spreads it. In this tight Dover Heights driveway a skid steer fed the asphalt box, and the crew raked the edges and bays by hand against the sandstone walls. Rolling follows straight behind: vibrating steel drum passes while the mix is hot to get the density, then finishing passes to take out roller marks before it cools too far to compact.

Fresh asphalt needs time to cool and cure before cars go on it and before any paint goes down, usually around a day. Once the new wearing course was cold, line marking went down on the clean surface: parking bays, two accessible spaces, and a hatched no-parking zone. A final check on levels and falls confirms the water runs off properly, then the barriers come down and the car park goes back to the building.

This is civil Sydney work on a coastal street: asphalt resurfacing, car park and driveway paving, and line marking in the same booking. If your apartment car park, driveway, or private road is cracked, potholed, or holding water, Elite Demolition and Excavation can inspect it and quote a hot mix resurface across Sydney and the Eastern Suburbs.
